The Citizen Notarial Portal is a digital platform promoted by the General Council of Notaries that allows citizens to access different notarial services in Spain online. Through this portal, it is possible to start and manage certain notarial procedures remotely, avoiding unnecessary visits to the notary office when the law allows electronic processing. However, some acts still require the physical presence of the interested party due to legal requirements or the nature of the document. This platform is the technological environment that enables notarial video signature, making it possible for the notary to intervene in certain acts through digital means with full legal validity. Security is one of the essential elements of the procedure. Access is carried out using recognised electronic identification systems, such as digital certificate or Cl@ve, and communications take place in a secure and encrypted environment. In addition, the portal is part of the technological infrastructure of the Spanish notarial system, which makes it possible to guarantee the authenticity, traceability and legal effectiveness of documents authorised or managed through electronic means.
Procedures that may be carried out by notarial video signature
The acts established in Article 17 ter of the notarial legislation determine the procedures that may be carried out by notarial video signature, always within the current legal framework. The main notarial acts that may be formalised through this system are listed below.

Incorporation of companies
Special powers of attorney
Revocation of powers of attorney, except general preventive powers.
Minutes of general meetings and notarial certificates of reference in the strict sense.
Receipts and cancellations of guarantees.
Signature authentication certificates.
Wills in situations of declared epidemic while confinement obligations remain in force.
Declarations of new construction without dissolution of joint ownership or allocation of ownership, and horizontal property division.
Conciliation, unless the notary considers physical presence necessary for the proper outcome of the proceedings.
Any other acts and legal transactions for which, according to their nature, remote execution may be established by regulation.

Access
Access the Citizen Notarial Portal website.
Click on “Start now”..
Access Form
Fill in the registration form with your details. You may register using your NIF, NIE or passport.
Validate Registration
After completing the form, you must verify your mobile phone and email address using the code received.
Complete the Process
Once the validation process has been completed, you will be able to access the portal using your credentials.
